The location of a property is important for when people are looking to maximize the value of their home. Two houses identical to each other can be very different in price based on their location in the community. Factors such as schools, hospital, privacy, crime, the age of a subdivision, shopping and noise are features that affect property pricing. It is important to price the property according to current market conditions in the immediate area.
Presentation:
Presentation is very important because two homes in the same area can be valued very differently based on "curb appeal", maintenance and cleanliness. Curb appeal is very important because some people will drive by the property prior to visiting it and this may determine whether they want to see the house. If they are coming to see the property for the first time, the house has five seconds to make a first impression. If that impression is negative then the rest of the showing may not be important.
Once a buyer is in the house, maintenance, cleanliness and lack of clutter are vital. Although you like the way you have your house set up, others may not so the more things put away and the cleaner it is, the better the showing will go.
Education:
REALTOR's are educated through courses and experience in pricing homes. We understand the factors determining the market and we know how and where to find potential buyers.
A second part of education is empowering the seller by providing information on the market, current trends and other useful information to allow the seller to properly determine the price. It is important to take the time explain important details and the expectation of certain decisions such as pricing.
Communication:
1) It is very important for the REALTOR and seller(s) to communicate feedback to each other about showings. 2) It is important for timely reviews of price and marketing if the property is taking time to sell. 3) It is important for the sellers to be willing to take other REALTOR's phone calls to book showings. This is optional but it will make selling your home easier if you take an active role in it.
